What Is A Distressed Property?

When the average home buyer is looking for real estate for sale in Alexandria, Virginia, he or she may overlook distressed properties.  The term is relatively new, and unless a property is boarded up with a 'CONDEMNED' sign posted in front, you may not think a home for sale in Old Town, Del Ray, Kingstowne, Manchester Lakes, or other parts of Alexandria is in distress.

The definition of a distressed property is:

  1. Property that is in poor physical condition.
  2. Property that is or will soon be in some stage of the foreclosure process.
  3. Property owned by a person or persons who is or are experiencing a period of financial instability.
  4. Property on which the mortgages total an amount higher than the current value and an owner must sell.

Any type of real estate for sale in Old Town, Del Ray, Kingstowne, or Manchester Lakes can be in distress, and the owner may qualify for a short sale.  Property types include condos, townhomes, single-family homes, luxury homes, and waterfront homes.  Beautiful homes, homes with two and three car garages, homes with great views, and homes close to metro can be distressed properties.
